MONITORimmobiliare is a yearly report which gives an overview of the economic
situation and the structural behaviour of the italian property markets. It is
addressed to the leading players in the real estate economy (companies,
promoters, insurance, banks and authorities). Since 1997 it has been produced
jointly by Censis and Scenari Immobiliari. In addition to the general picture,
the Report analyses the residential and office sectors, looking at country-wide
trends and individual performances, with a detailed study of the 103 provincial
capitals. The report is presented in Rome in spring, at a seminar restricted to
subscribers. An updating is presented at a seminar in Milan in December.

A bimonthly report which contains a detailed market analysis of the nine
principal cities in Italy together with tables showing volumes and absorption
(residential and service/office sectors subdivided into districts/quarters or
macroareas depending on the market), tables of average sale prices and of
rental values, subdivided into microareas (minimum, maximum and max frequency
occurring values for homes, offices, shops, workshops, lock-up garages, sheds
and stores). In addition the report has in-depth studies of selected topics
from markets in Italy and abroad. The report can be obtained only by annual
subscription, which may be purchased on line (available
on Italian only).

An
analysis, in summary form, of trends in the Italian property market, with the
latest figure for the ISI index (Scenari Immobiliari Index), which measures the
changes in all the property markets; the report also gives the Vacancy rate
(service/office sectors) in Milan and Rome and the cap rates of offices,
shopping centres and distribution sheds in Italian towns. The ISI index is
calculated on the basis of three variables: the movement of rents, of yields
and of volumes traded; it looks at a sample of two thousand properties which
are representative of the make-up of the Italian property market, in the month
in question. You may take out an annual subscription which will entitle you to
receive 12 monthly reports, and each report will be sent to you during the
first week of the month, by e-mail to the address given (download the

Italian and International Property Funds - June, 2004 report
|

The report analyses the international real estate market and is divided into
two sections. The first part features an in-depth analysis of common real
estate investment funds in seven European countries (Belgium, France, Germany,
Great Britain, the Netherlands, Spain and Switzerland), in Japan and in the
United States, providing key figures for each market as regards capitalisation,
net revenues, investment strategies and portfolio compositions. The second part
focuses on the Italian market. Profiles are provided for each fund operating in
Italy with details of their performances as reported on December 31st, 2003.
Each profile contains details of the management company, the characteristics of
the fund, the size and composition of its real estate assets and its investment
strategies. The analysis is rounded off by a comparison between the four
segments into which Italian funds have been reclassified and the overall
balance sheet for the industry in Italy.
The 2002 and 2003 editions are also available (on
Italian only). An updating supplement to the Report is based on the
balance sheets as at 30 June of each year.

First Report on large and small retailers in Italy. Here is a list of the subjects
covered: the economic and consumer scenario in Italy; new trends in the retail trade
in Europe; breakdown by province of the property stock of small and large retail outlets;
the expectations of Italian and foreign investors and operators; the retail property
market in Italy in 2006 and forecasts for 2007; the financial side: prices and rents
of retail properties in the 103 provinces. The figures are grouped on the basis of
homogeneous areas (six on average) in cities, immediate surrounding areas and the rest
of the province.
